BiographyME? I've been speaking to large groups like yours for many years (30+) in several different areas including Wealth Building, Personal Motivation, Selling Skills, Real Estate Investing and "Creative" Real Estate Acquisition
Upon entering the real estate investing business, my own home was devastated by the Northridge, California earthquake in 1991, causing me to realize the importance of "control" versus "ownership" of appreciable assets. In other words, my students are conditioned to learn CONTROL AND ASSET-PROTECTION of their real estate holdings without the fetter of ever needing to publicly record notice of OWNERSHIP which gives any blood-thirsty attorney (or nosy neighbor) full access to one's private financial data, as well as assurance of an owner's ability to pay-up (right or wrong) in a frivolous lawsuit.
When the "big one" destroyed my home in 1991, its value was reduced to $200,000 and I owed $520,000 on it and learned that my insurance didn't cover earthquake damage... a pretty disastrous event for my wife and I. However, we did recover from the loss and vowed to never be in the position of "ownership" again, and never not being able to "walk-away" from a mortgage debt. Nowadays I (we) control a lot of real estate and real estate related assets, but never again have to worry about being directly "on the hook" for it, or anyone's knowing about it (unless I choose to release that information). Neither do I ever have to worry about being sued and losing my real estate holdings as a result. With the recent market own-turn, I've lost a ton of equity, but it hasn't affected my income or cost me a dime, and won't... unless I would decide to sell while housing values are at their current all time low.
AN ASIDE (i.e., speaking of the Northridge earthquake): When the "big one" hit, it was 6:00 AM and my wife and I were making love at the time. Its force knocked me out of bed, against the wall and onto the floor... and almost woke her up! (That was quite a temblor !)
